Instead of renting and moving real furniture, a designer or AI places realistic furniture into the listing photos, so buyers can picture how each space could be used. Empty rooms are hard to read in photos.
They look smaller and colder, and buyers struggle to imagine where the bed or the dining table would go. Staging, physical or virtual, solves that.
Is virtual staging worth it? For vacant homes, new construction, rentals and estate sales, usually yes. It costs a fraction of physical staging, it's fast (minutes with AI, often a day or two with a staging service) and you can change the style easily.
It's less useful for homes that are already well furnished, where decluttering or small real-life touches often make more difference.
Does virtual staging make a listing better or worse? Better when it's realistic and disclosed. Worse when the furniture is out of scale, the style doesn't suit the home, or buyers feel misled at the showing.
That's why disclosure matters
- Label every staged image, for example "Virtually staged."
- Show the empty original where your MLS or state requires it. California's AB 723 requires disclosure and access to the original for digitally altered images.
- Add furniture only. Never use staging to hide damage or permanent features.
Tips for staging that looks real
- Start with bright, sharp, wide photos.
- Match the style to the home and its likely buyers.
- Stage the key rooms first: the living room, primary bedroom and kitchen or dining area.
- Keep the furniture consistent across photos of the same room.
Many agents would rather get photos, video and staging from one app instead of juggling separate vendors.
