“We do 300 listings every single year, so it's saved us potentially $300,000.”
Julia Simmons, Marketing Leader, RE/MAX Cayman IslandsThe challenge
RE/MAX Cayman Islands is the #1 RE/MAX office outside the US and Canada. It brings about 300 new listings to market every year. Julia Simmons runs marketing for all of them.
At that volume, listing video gets expensive fast. “Easy production of a video is anywhere from $500 to $1,000,” Julia says, “depending on the scale of the property and the videographer that you're using.” Across 300 listings, that is $150,000 to $300,000 a year.
Some listings were harder still. At Dolphin Point Club, where units start at about $2.5M, the photographer shot one unit while it was still under construction. “A lot of the floor was dirty,” Julia says. “There was tape all over the wall.” A videographer could not film a finished home that did not exist yet.
The strategy
So Julia set up AutoReel to:
- Clean up the construction photos, removing the dirt and the tape on the walls
- Furnish the empty rooms with virtual staging, so buyers see a finished home
- Turn the finished photos into a property video for YouTube and Google
- Make listing videos in-house, instead of paying a videographer $500 to $1,000 each
The impact
The Dolphin Point Club video went live on YouTube and Google. In seven months, it reached 2.7 million views.
The views led to real deals. “It definitely has resulted in sales on the property,” Julia says.
The unit in the video still had dirty floors and tape on the walls when the photos were taken. Buyers never saw that. They saw a clean, furnished luxury home before the build was done. “What we did is sort of cleaned out the picture to where we were happy with it,” Julia says, “and then we furnished it.”
The savings scale with the office. Every listing video Julia makes in AutoReel is a $500 to $1,000 videographer bill RE/MAX Cayman Islands does not pay. “We have about 300 new listings every single year,” she says, “so it's potentially saved us $300,000.”
“Don't be scared. If I can do it, anybody can do it.”
